When preparing a property before a photo shoot, the agent/seller must ensure that the property is clean and decluttered. Simple arrangements can be made, for example, making the bed, hiding away any loose cords, and putting away any stray pieces of clothing. There is a degree of styling that can also take place, in addition to decluttering. Some styling elements can include placing decorative cushions on the couch or placing a bowl of fruit/vase of flowers on the kitchen bench. It is also important to note, not to overdo it with styling and to still appeal to buyers who are looking to purchase a ‘blank canvas look” in a property. When it comes to preparing for professional real estate photography, please refer to the checklist below so that you can prepare with confidence.

• Make the Bed: Don’t forget to straighten the duvet covers and smoothen out any creases that may be on your linen. Adjust and fluff pillows to create even distribution. These minor details will dramatically increase the appeal of your photos and your property photographer will thank you!
• Adjust towels and curtains: Fold any towels in an even manner and remove any hanging towels in bathrooms as they create a messy focus point for your audience. Neatly push curtains to expose the window view and draw any blinds up evenly that may be in the way of the window view.
• Keep pets away: Remove any pets and pet items that may be on your property. This includes feeding bowls, litter boxes and pet food.
• Hide messy items: Be sure to hide things like trash cans, toys, bathroom products, power cables and paperwork. These items take away from the fresh feel of an image and tend to needlessly clutter a space.
• Park your car down the street: You may not have thought to move your car away from your driveway, however, temporarily relocating your vehicles will showcase the exterior/driveway of your property in its best light.
• Maintain a trimmed and visually appealing lawn: Giving your grass a haircut, hiding any gardening items and sweeping the leaves off your deck will aid your property photographer in taking visually compelling exterior photos of your outdoor area.
• Look out for hidden items: Since your real estate photographer will use a wide lens to capture an entire room in one shot, it is important to remove items from under the bed, hide damage to walls and remove any broken fixtures that may be caught in the shot.
• Remove any seasonal decor: Tend to any christmas or holiday decoration that may be around the home. Many buyers are attracted to homes with a blank canvas appeal as this helps them visualise their personal interior design option.

The owner of the property is responsible for cleaning, maintaining and making sure the property is presented in an appealing manner. 

If the weather is unfavourable, the real estate photoshoot will be rescheduled for another day. 

Yes, you are most welcome to attend the photoshoot – any input regarding the property is welcome. If you are unable to attend, please arrange access to the property for photography purposes.
